Swire Properties continues to develop residential projects in Hong Kong and other locations. While some of these projects, such as THE HEADLAND RESIDENCES, have been developed for sale, others, such as our PACIFIC PLACE APARTMENTS and EAST Residences, continue to be managed by the Company. In 2025, work continued on THE HEADLAND RESIDENCES project in eastern Hong Kong, while other residential projects moved forward or were announced.

THE HEADLAND RESIDENCES is a new residential development in Chai Wan, developed jointly by Swire Properties and China Motor Bus Company, Limited. The project comprises three residential towers with 850 units in total over a gross floor area of about 700,000 sq ft. Typical unit sizes range from approximately 400 sq ft to 1,400 sq ft. The development will be completed in phases, starting in 2025.
The development has numerous sustainable features for which it has been awarded BEAM Plus New Buildings 2.0 Provisional Platinum certification. These include adopting grid power for the construction site, building integrated photovoltaics (“BIPV”) on the glass roof of its footbridge and health and wellness-related innovations such as touchless access systems, Smart Home systems, ultraviolet C vent guards, and others.
This is also the first residential project in Hong Kong to provide a one-stop “smart clinic” in its private clubhouse. This innovative facility offers AI health check services that measure various health indicators. The clinic is also partnering with a healthcare provider on video medical consultation services and same-day medicine delivery. It is hoped that this smart clinic’s success will pave the way for similar facilities and services in our other upcoming residential projects.
The Tong Chong Suite is a new digital sales gallery located at Cambridge House in Taikoo Place. Offering an immersive digital sales experience for THE HEADLAND RESIDENCES, the suite’s expansive LED floor displays let prospective buyers explore the project’s location, accessibility, transportation network, and surrounding neighbourhood. A panoramic media room offers virtual tours providing detailed insights into layout options and furniture arrangements, while the design gallery showcases finishes and materials that visitors can touch and feel, and interactive digital screens present the features of the clubhouse and its 80,000 sq ft of indoor and outdoor space.

Lujiazui Taikoo Yuan Residences is the residential portion of the Lujiazui Taikoo Yuan mixed-use development located on the Huangpu River in Shanghai. The development is part of the Lujiazui Taikoo Yuan mixed-use community that integrates luxury living with offices, retail, cultural venues, and a boutique hotel.
As Swire Properties’ first residential project in the Chinese Mainland, Lujiazui Taikoo Yuan Residences will combine the Company’s international experience in developing luxury residential projects with the local expertise of the Lujiazui Group to offer residents a unique living experience. Designed by an international team of architects, designers and consultants, this luxury riverside community will feature eleven exclusive residential buildings with 378 private homes and apartments with clubhouses situated within secluded landscaped gardens. It will embrace wellness and quality living, offering connectivity and walkability along the riverside promenade.
The project has been pre-certified to LEED v4 for Building Design and Construction Platinum and Gold certification levels for its office towers and retail mall respectively. The entire project has also earned LEED v4.1 for Cities and Communities Gold pre-certification. It was also pre-certified to WELL Core v2 and the WELL Community Standard, and will aim for Platinum WELL certification. Lujiazui Taikoo Yuan Residences embraces sustainability, wellness and quality living, offering connectivity and walkability along the riverside promenade.

Swire Properties’ Savyavasa development in Jakarta, Indonesia is the first apartment building in the city to achieve the Greenmark Gold standard, representing excellence in environmental performance. Sustainability is prioritised throughout the building, with features including:
  • Double glazing and low-emissivity windows that minimise heat transfer, ensuring optimal energy efficiency and comfort for residents.
  • Indoor air quality sensors and smart air filters in apartment units.
  • Motion-activated lighting in lift lobbies, staircases and toilets.
  • LED and T5 lights to reduce electricity usage.
  • EV charging stations support electric vehicle use.
  • A one-kilometre-long jogging track with lush greenery and communal green spaces for building occupants to promote healthier lifestyles.
  • The preservation and replanting of 300 pre-existing mature trees and shrubs, providing residents with ample green spaces for recreation and relaxation.
Savyavasa also contributes to the wider community through social impact initiatives, such as the “Connecting Hearts, Inspiring Hope” event, where staff gathered with 50 children from a nearby low-income neighbourhood, playing games, painting and enjoying a buffet with the children. Each child was also presented with a special gift from Savyavasa, further nurturing connections and making a direct, positive contribution to the local community.

Our residential projects in Southeast Asia exemplify our commitment to adopting innovative sustainability practices at all stages of development. In Thailand, our ultra-luxury Upper House Residences project has an energy-saving façade and shading and awning modules that promote cross ventilation, provide solar protection and reduce cooling energy costs. Terracotta tiles have also been proposed as a building material on one of the towers – terracotta is a sustainable material with a relatively low embodied carbon. The project is also aiming to achieve WELL Platinum and LEED Gold pre-certification.
Situated on a 136,000 sq ft site in Bangkok’s central business district, the development features two high-rise residential towers – one with 156 units across 52 floors and the other with 239 units on 71 floors offering panoramic views of the CBD and several nearby parks. Residents will enjoy wellness and lifestyle amenities while being close to Bangkok's premier shopping destinations, five-star hotels, international schools and embassies. The development is expected to be completed in 2029.

In 2025, Swire Properties’ Residential Sustainability Taskforce, made up of representatives from the 19 residential properties that we currently own or manage, continued to coordinate sustainability efforts across our residential properties in Hong Kong. Key achievements included:
  • Twelve estates in Hong Kong began participating in the GREEN COLLECT programme run by the Environmental Protection Department (“EPD”). This is a one-stop recycling service for housing estates across the city that facilitates the collection of low-value recyclable items including plastics, glass bottles, small electrical appliances, fluorescent lamps and tubes, rechargeable batteries and regulated electrical equipment.
  • Seven estates enrolled in the EPD’s Waste Reduction and Recycling Charter, which has helped ensure that at least six types of recyclables are collected (paper, metal, plastic, glass containers, beverage cartons and food waste), alongside ensuring the proper handling of recyclables and regular disclosure of recycling reports to residents.
  • Taikoo Shing is taking part in the EPD’s Pilot Scheme on Food Waste Smart Recycling Bins in Private Housing Estates, securing 20 smart bins that have been progressively deployed. These bins support 24-hour operations, automatically measuring and recording the weight of recyclables. They also allow users to earn rewards.
  • ALASSIO and AREZZO installed a “FeedME Smart Recycling Machine” this year, offering residents “smart coins” for each recycling action, which can be redeemed for gifts. This smart platform also generates detailed reports on the recyclables collected, providing insights for estate management teams.
  • The collection of seasonal recyclables, such as lai see packets and mooncake boxes, is widely promoted in each of our estates.
