As part of our approach to identify and manage the significant impacts of our buildings on the environment, natural resources and communities, we aim to obtain certification for our buildings under environmental building assessment schemes that provide benchmarks and objective standards against which we can measure our performance.
We strongly support green building development as part of our Building/Asset Investments focus area.
The relevant SDGs are:

Demonstrating and Sustaining Green Building Leadership
Our projects employ an integrated design approach in accordance with the requirements of several internationally recognised green building standards and rating schemes. This approach compels members of our Project and Operations teams to work together in areas ranging from building design to construction and operation. We participate in a number of local and international green building assessment and certification schemes, including:
- BEAM Plus, a set of standards recognised and certified by the Hong Kong Green Building Council.
- LEED, a rating system devised by the United States Green Building Council.
- The China Green Building Label, issued by the Ministry of Construction in the Chinese Mainland.
- WELL, a certification scheme developed by the International WELL Building Institute.
- SmartScore – certification that recognises and promotes technologically advanced smart buildings globally.
- WiredScore – certification for offices that assesses digital connectivity in commercial real estate.
In 2021, Swire Properties became the first developer in Hong Kong and the Chinese Mainland to join the World Green Building Council’s (“WorldGBC”) Corporate Advisory Board. As part of a select group of global leaders in sustainability, companies that sit on the Corporate Advisory Board guide WorldGBC strategy and activities to accelerate the sustainable building movement.
We support our tenants if they wish to participate in environmental building assessment schemes and work closely with them to implement sustainability strategies that will help them achieve the relevant certifications. Our Green Performance Pledge and Green Kitchen Initiative also include SD fit-out programmes which offer technical guidelines for new tenants and existing tenants planning a renovation. These guidelines feature user-friendly templates, office design tips and a validation and recognition system to improve energy and water efficiency, reduce waste and enhance employee wellness.
Green Buildings as a Percentage of our Portfolio
94.5% of wholly-owned existing buildings46 are certified green buildings, of which 96.3% have achieved the highest ratings.

2025 saw Swire Properties achieve another green building benchmark. Across our Taikoo Place and Pacific Place portfolios, a total of 16 buildings obtained quadruple Platinum certification, in the BEAM Plus, LEED, WELL and WiredScore schemes.
These combined certifications further underline our commitment to enhancing the health, wellness, sustainability, and connectedness of our buildings for all occupants, including tenants, employees, shoppers and visitors – strengthening Swire Properties' reputation as a global green building leader.

In March 2025, HKRI Taikoo Hui was accredited WELL Core v2 Platinum certification, recognising sustainable operations and management at the shopping mall and office towers. Since opening, HKRI Taikoo Hui has been dedicated to safeguarding health, comfort and the environment, while fostering a community-centric culture for tenants, customers and employees. The certification reflects the industry’s recognition of HKRI Taikoo Hui’s ongoing commitment to health and sustainable development.

Pacific Place Portfolio Rapidly Obtains WELL Core Platinum
Pacific Place continues to be a green building leader for Hong Kong, obtaining WELL Core v2 Platinum certification for One, Two, Three, Five and Six Pacific Place along with Pacific Place Mall. The development first secured WELL Health-Safety Rating in July 2024, validating the implementation of specific health and safety protocols across the portfolio. This was followed by WELL Core v2 Platinum certification in April 2025, encompassing all office and retail space across the Pacific Place complex. This achievement enhances the health and wellness of the building environment for all occupants – tenants, employees and visitors.

During the construction phase of the mall, Taikoo Li Qiantan obtained LEED BD+C Gold and WELL Core v2 Platinum certifications. This year, the mall’s north and south zones both obtained LEED v4.1 O+M Platinum certification and completed WELL Core v2 Platinum recertification, while The Habitat VIP lounge received its first WELL v2 Platinum certification.

MoU with HKGBC to Promote BEAM Plus Global
Through an MoU with the Hong Kong Green Building Council (“HKGBC”), Swire Properties is supporting the expansion of the BEAM Plus Existing Buildings standard into the Greater Bay Area. This collaboration is helping to promote Hong Kong’s green building leadership on the global stage. In 2025, Taikoo Hui Guangzhou achieved a Final Platinum Rating under BEAM Plus Global V1.0, setting a benchmark as the scheme's first Platinum-rated commercial project.
Green Buildings Certified in 2025
In 2025, all core commercial buildings in Swire Properties’ Hong Kong portfolio had completed recertification for the BEAM Plus Existing Buildings (“EB”) V2.0 (Comprehensive Scheme). This is Swire Properties’ second time obtaining BEAM Plus EB for our core buildings. We achieved the highest Platinum ratings for all buildings, both in 2018 and for the recent renewal.
