WiredScore and SmartScore Updates
In 2022, Taikoo Place and Pacific Place received the highest level of certification from two of the best global digital connectivity benchmarks: WiredScore, which assesses the ability of a building to meet the needs of the modern office tenant; and SmartScore, which certifies best-in-class smart buildings that deliver a fully integrated user experience through a modern, digital platform to improve efficiency and are fully future-proofed to meet the highest standards of sustainability.
As the first WiredScore-certified portfolios in Hong Kong, Taikoo Place and Pacific Place certified 15 commercial buildings overall. In addition, Two Taikoo Place and Six Pacific Place were the first buildings in Hong Kong to be both WiredScore and SmartScore Platinum certified – less than 1% of buildings assessed by these schemes have obtained a Platinum rating. WiredScore Platinum ensures that a building has good mobile coverage throughout, that dual risers and multiple points of entry are available to maintain a stable internet connection and that there is capacity to introduce new technology in the future. In 2025, Swire Properties won the Certificate of Excellence for Safety and Security at the WiredScore “Insights 2025: Building for People” Portfolio awards.
Achieving a SmartScore Platinum rating means that the buildings have best-in-class innovation, technology, process, and automation for all building users. Specifically, this means contactless entry, work environments that can be adjusted for comfort and wellbeing, and a greatly reduced chance of disruption to day-to-day work, as potential faults and maintenance issues are monitored and solved in a timely manner before they become an inconvenience.

Digital Enablers to Enhance Tenant Engagement
Digitalisation is key to enhancing our tenant engagement and communication strategies. One of the GPP’s primary offerings is the free installation of energy and water meters and smart scales for GPP tenants, helping them monitor their environmental performance through smart data insights.
The installation of smart meters continued across our portfolios in 2025. In Hong Kong, 78% of GPP tenants have now installed smart energy meters with 24-hour monitoring of electricity usage patterns that help identify energy-saving opportunities. At the same time, 58% of GPP tenants are digitally recording their waste, while nearly all GPP tenants have installed smart water meters. In the Chinese Mainland, we have completed smart energy and water meter installations for all GPP tenants.
In 2024, we integrated smart energy, water and waste meter data into the Tenant Portal in Hong Kong and rolled out dashboards displaying tenants’ GPP ratings and monthly and daily trends. Other analytical elements include hourly electricity use patterns, electricity use during office hours versus non-office hours, waste composition and other parameters. The Tenant Portal is now a one-stop platform where GPP tenants can view, benchmark and analyse their energy, water and waste performance, and obtain insights that will help them define and achieve their sustainability goals.
In the Chinese Mainland, the ONE INDIGO Tenant Portal was launched as a WeChat mini-programme in November 2025. It enables tenants to conveniently track their energy, water and waste performance with year-on-year comparisons to drive data-led improvements. Similar dashboards are being developed for office tenants in Shanghai and Guangzhou.

The Taikoo Place and Pacific Place mobile apps are cornerstone digital platforms for Swire Properties. These apps enrich our office tenant community with exclusive sustainability- and wellness-focused experiences that encourage the adoption of sustainability-conscious practices in the workplace. We leverage these apps to drive meaningful engagement, support wellbeing, promote environmental responsibility, and drive data and customer insights.
Exclusive F&B Experiences
We teamed up with our F&B partners to provide tailored culinary offerings, delivering unique tenant wellness experiences.
- Partnered with F&B outlets at Taikoo Place for monthly Happy Hour series and thematic campaigns and Restaurant Month together with Cityplaza.
- Launched the “Wellness on Every Plate” campaign at Pacific Place, featuring dining offers at 24 restaurants. The initiative provided 3,300 complimentary breakfasts to office tenants, all redeemed digitally via the app.
Wellness and Sports Activations
We made events more accessible through the apps, helping prioritise personal wellbeing and promoting a balanced workplace lifestyle.
- Co-created monthly wellness events at Taikoo Place with our fitness club partners, including running clubs and yoga workshops, attracting over 350 office tenant participants.
- Enhanced the Taikoo Place App's padel court booking function, enabling over 1,000 hours of sessions and attracting 3,300+ participants.
Sustainability Initiatives
Our apps served as a tool to incentivise and track sustainable habits, reducing single-use containers in our office community.
- Held the “Bring Your Own Cup” campaign at Taikoo Place and Pacific Place, offering free drinks for customers that bring their own cup or borrow a Muuse reusable cup. The initiative resulted in more than 4,500 redemptions at Taikoo Place and Pacific Place.
