Green Performance Pledge
Strong Growth in 2025

Officially launched in Hong Kong in July 2022, the Green Performance Pledge is a performance-based landlord-tenant partnership. Building on the basic premise of a green lease, the GPP covers the entire tenancy cycle in two core areas – fit-out and operations – and focuses on creating significant impacts in terms of energy, water and waste reduction. The GPP enhances tenant-landlord collaboration by giving users access to an array of “green tools”.
2025 saw the GPP continue to grow and flourish in both Hong Kong and the Chinese Mainland, with participation from tenants in diverse sectors – finance, luxury, legal, information technology, and more. The overall sign-up rate also continued to climb and exceed expectations. As of 31 December 2025, 186 tenants in Hong Kong and the Chinese Mainland had signed up to the GPP. These tenants occupied over 5.8 million sq ft, representing 66% of our occupied office lettable floor area (“LFA”)21.
Since January 2025, we have incorporated participation in our GPP as a dedicated green clause in the standard tenancy agreement in Hong Kong. We have also developed an optional green lease addendum for tenants who are eager to include more substantial and binding language on sustainability in their tenancy agreements.

Hong Kong
The GPP Forum 2025 brought together over 170 participants from 56 companies across our office portfolio and sustainability partners, industry experts and Swire Properties colleagues. At this year’s annual event, held at ArtisTree in Taikoo Place, delegates connected, shared insights and collectively celebrated their sustainability achievements from the past year. One highlight was a panel discussion with C-suite executives. Their engaging dialogue explored current trends in corporate sustainability commitments amidst the evolving global political and economic landscape.
The forum concluded with an awards presentation, where certificates were presented to commend tenants’ outstanding performance in energy efficiency and waste diversion initiatives. In total, 113 tenants attained Member, Silver, Gold or Platinum ratings in the 2024/2025 cycle. Fourteen tenants received the highest Platinum rating for the Sustainable Office Operations Scheme, while two tenants received the highest Three-Seed rating in the Sustainable Fit-Out and Renovations Scheme.
Collective achievement highlights:
- 436,400 kWh – estimated reduction in electricity usage compared to the 2023/24 cycle – equivalent to the annual electricity consumption of 132 three-person households in Hong Kong.
- 200+ tonnes of waste diverted from landfills via waste recycling and reduction initiatives.
Chinese Mainland
In the Chinese Mainland, tenants holding 1.8 million sq ft, or 51% of the occupied lettable floor area in our Chinese Mainland portfolio, have now signed the GPP. These companies represent a broad variety of industries, including finance, luxury retail, legal services and information technology.
To celebrate this significant progress towards our GPP targets, we held the annual GPP celebration simultaneously in Guangzhou, Shanghai and Beijing. The event brought together more than 60 representatives from 36 tenant companies, with several representatives sharing their sustainable office management stories, experiences and best practices with the attendees, providing valuable insights that will deepen these ongoing partnerships.
In total, 47 Sustainable Operations awards were presented, alongside two Sustainable Fit-out awards. Several special awards were also presented to recognise tenants for their outstanding performance and substantial year-on-year improvements in energy and water efficiency, and waste diversion.
Collective achievement highlights:
- In the 2024/25 award cycle, 13 GPP tenants improved their GPP ratings.
- For GPP tenants that participated in both 2023/24 and 2024/25 cycles, 58% improved their energy use intensity, 46% improved their water use intensity, and 72% of GPP tenants improved their waste diversion rate.
- Since the GPP’s pilot launch in the Chinese Mainland in 2022, the portfolios have provided free energy audits for tenant offices, covering over 161,000 sq ft, which accounts for 86% of the total GPP participating tenant area.

The GPP Academy offers office tenants learning experiences that let them tap into extensive industry knowledge and share best practices, and that inspire impactful actions to improve their energy, water and waste reduction performance. This year, we continued to partner with the Business Environment Council (“BEC”) to deliver four GPP Academy workshops in Hong Kong.
Starting the year, a tour of the West New Territories (“WENT”) landfill and T·Park was organised for tenants to gain firsthand insight into waste management and waste-to-energy solutions. Subsequent workshops delved into critical sustainability topics: one session explored how circularity is transforming office design to reduce environmental impact and promote wellbeing, while another fostered discussions on the water cycle and the disruptions caused by climate change and human activity. The final workshop provided tenants with practical knowledge on green building certifications and hands-on experience with our revamped SD Fit-out Guide, outlining clear pathways to a sustainable office. These learning experiences attracted over 130 participants from more than 70 companies.
The GPP Academy in the Chinese Mainland also hosted four educational events in 2025. These included a visit to Beijing's Chaoyang District Waste-to-Energy Plant and a series of ESG board games, demonstrating pragmatic tips to implement green office and lifestyle practices. In total, 37 tenant representatives from 11 companies participated.

Swire Properties continued to communicate GPP programme highlights through the quarterly GPP eNewsletter, which includes tenant spotlight interviews and regular feature articles covering a variety of sustainability-related topics such as waste reduction, water conservation and sustainable office design. This year’s spotlight articles featured tenants from the legal, consulting and advisory, public transportation and healthcare sectors, covering topics such as green leasing, future-ready transit and sustainable healthcare.
Green Kitchen Initiative

Launched in 2017, Swire Properties’ Green Kitchen Initiative allows portfolio management teams and F&B tenants to have sustainability conversations before fit-out and renovation projects commence, allowing both sides to collaborate on reducing energy and water usage and improving air quality and waste management, enhancing the sustainability performance of F&B outlets across our portfolios.
In 2025, we launched the GKI 3.0, which was upgraded to include two recognition schemes: the Sustainable Fit-out Recognition Scheme for those at the design and fit-out stage, and the Sustainable Operations Recognition Scheme for existing tenants who have been operating for at least 12 months, recognising their efforts in areas such as energy and water performance monitoring, waste prevention, reduction and recycling, and sustainable menu options and procurement.
By the end of 2025, a total of 141 F&B tenants had signed up to the GKI, with 55 in Hong Kong and 86 in the Chinese Mainland, representing diverse F&B tenant types, including fast food chains, light dining options, food halls and buffets.

The GKI 3.0 includes a new initiative to engage tenants in better energy management through improved data collection. This smart metering pilot involves deploying smart energy sensors that monitor and optimise energy consumption, bringing three primary benefits:
- Continuous monitoring – Tenants can track energy use around the clock, gaining insights into consumption patterns and identifying energy saving opportunities.
- Granular data access – Detailed energy consumption figures are provided, at the zone level or by kitchen appliance, allowing tenants to pinpoint specific improvement areas
- Data analytics and reporting – Tenants receive insights, alerts and monthly reports through a dedicated online platform.
We installed this system in six F&B outlets, which immediately began deriving energy saving insights like reducing energy use during non-operational hours and identifying appliances that may require maintenance or upgrades.

We promoted the GKI in various ways across our properties throughout the year, aiming to deepen awareness, encourage enrolment and promote eco-friendly dining options for all.
For two months, Citygate Outlets promoted dining at GKI restaurants as part of a broader F&B campaign. Shoppers could earn bonus CLUB CG loyalty points and redeem them for a limited-edition “Citygate Outlets x Don Mak Eco Cup” at Green Kitchen outlets. The campaign resulted in 990 redemptions, driving traffic to restaurants that prioritised sustainability in their design and operations.
As part of World Environment Day celebrations, HKRI Taikoo Hui, INDIGO, Taikoo Li Chengdu, Taikoo Li Qiantan and Taikoo Li Sanlitun all held GKI promotional campaigns during the month of June. The promotions obtained over 118,000 views across WeChat channels and shoppers were rewarded with bonus loyalty points for dining at F&B outlets recognised with Green Kitchen Awards.
Taikoo Li Qiantan also expanded its “green gastronomy map” through the GKI, further improving the sustainability of its F&B operations and offering customers transparent choices for sustainable dining. The number of GKI restaurants at Taikoo Li Qiantan grew to 30 in 2025.
Green Retail Partnership
In 2024, Swire Properties expanded our tenant engagement programme and launched the Green Retail Partnership, focusing on sustainable shop design, data sharing and performance improvements in retail shop operations. Moving the concept forward, we then formed a strategic partnership with a luxury retail conglomerate, LVMH, to enhance ESG performance across their stores, offices and F&B locations in the Chinese Mainland and Hong Kong. The new partnership set an industry benchmark for landlord-tenant collaboration on sustainable business practices.
In 2025, the partnership made significant progress, forming a GRP Committee with 10 of the conglomerate’s retail brands to facilitate the planning and adoption of a jointly-developed eco-design checklist for new stores located in Taikoo Li Sanya and Taikoo Li Xi’an. The checklist includes 15 measures covering lighting, interior design, energy andwater conservation, eco-friendly materials and waste management. In its inaugural meeting in March, the committee also discussed synergies, challenges and joint innovation on sustainable store design.
We also signed a memorandum of understanding (“MOU”) with global luxury group Kering in July 2025, which we will work together to enhance ESG performance across their stores in Swire Properties’ retail malls in Hong Kong and the Chinese Mainland. The MOU emphasises sustainable store design, improved ESG data sharing and monitoring and enhancing the environmental performance of store operations, including renewable electricity adoption, embodied carbon, circular design and effective energy, water and waste management.
Following a kick-off meeting in October involving the real estate and store planning teams of six brands under the group, pilot projects are now being developed to test the implementation of sustainable fit-out recommendations and identify suitable energy-saving and waste reduction initiatives.
The Loop and Urban Farming Programmes

Launched in 2017, Swire Properties’ The Loop initiative began with the establishment of our SD exhibition centre at FWD Tower (formerly Devon House), Taikoo Place. In 2021, we began extending The Loop’s community environmental engagement concept to other properties. This included partnering with an urban farm-centric social enterprise to promote urban farming at The Loop spaces. As of 2025, there are four The Loop urban farming premises across our properties:
- The Loop at One Pacific Place
- The Loop at Citygate
- The Loop at South Island Place
- The Loop at INDIGO
During the year, The Loop farms produced over 300 kg of harvest from 54 types of crops and engaged more than 1,100 people. We also held over 50 events at The Loop spaces, including urban farming workshops for office tenants, co-farming programmes and public awareness activities for the community.`
